Smardt water cooled chillers are designed to have an operating life of thirty years and have the lowest lifetime operating costs of any other chiller on the market. Recently, the team here at Design Mechanical had to undergo a difficult project, which involved the installation of one of these Smardt water cooled chillers in a commercial building. This particular building was an office building that had a total square footage of 228,000 and consisted of sixteen floors.
The already existing HVAC system was the same one that was originally installed when the building was constructed. The owner was in serious need of a new HVAC system, some energy-efficiency upgrades, and a state-of-the-art chiller. Naturally, we chose Smardt chiller as the perfect candidate for the replacement.
This particular Smardt chiller was 615 tons and came equipped with water pumps, a condensate pump, and a variable frequency drive (VFD) to optimize the system’s functionality. This several-hundred-ton piece of equipment needed to be lifted all the way up to the sixteenth floor, so an extensive lifting process had to be strategically scheduled. This was a weekend-long project, so both manpower and the weather needed to be taken into account.
The pressure was on to coordinate all the trades that were involved in the installation, switchover, and start-up of the new equipment. We had resources working around the clock to get the job done in a timely manner, all while temperatures were consistently rising outside.
After the job was completed, we performed a return on investment (ROI) study on the building and determined that the ROI for this project was only three years! That is one heck of an investment.
